Tips for a Smooth Home Inspection

A home inspection can help to identify components of a home that are significantly deficient, unsafe or near the end of their life.

Inspectors will identify major issues such as cracks in the foundation, a roof in need of repairs, or smaller issues such as electrical outlets that do not work.

There are things you can do to help the inspection process run smoothly, including:

  • Hire an experienced, certified professional home inspector. Shop around but don’t choose an inspector based solely on cost of services.
  • Sign an agreement that identifies everything that the inspection covers and its cost, before the inspection occurs.
  • Schedule the inspection early enough that you have time to for a follow-up visit by a professional to address any issues that come up – such as mold.
  • Do not include the homeowner/seller in the inspection. Sellers often don’t believe there is anything wrong with their home. For the inspection, it is best if only you and your agent are present.
